Common Services
Location Surveys
The most common survey for residential closings. We locate your home, fences, and improvements on the lot, accurately mark your property corners in the field, and show everything's position relative to property lines and setbacks. Title companies and lenders use these to confirm the property matches the deed and to satisfy closing requirements.
Every location survey also includes a clearly formatted encumbrance table listing easements, encroachments, shared utilities, and evidence of buried utilities or drainage structures. Title agents can copy the table contents straight into their commitment forms.
Properties on well and septic systems often need a separation distance table for FHA, VA, and USDA loan approval. Our location surveys include this by default. We measure and document the distances from well to septic tank, well to drainfield, well to property line, tank to house, and any other separations the underwriter is going to ask about. One less thing to chase down before closing.
Elevation Certificates
Required by lenders, insurance carriers, and FEMA in flood-prone areas. We measure your home's elevation against the official base flood elevation and prepare the FEMA-standard certificate. Often saves homeowners money on flood insurance premiums, sometimes thousands per year.
Topographic & Tree Surveys
For builders, architects, and engineers planning new construction or major site work. We map the contours of the land, locate every significant tree, capture grade changes, and identify drainage patterns, giving your design team a solid foundation for site planning and feasibility studies.
